Private credit for mortgage and finance brokers
Private credit means lending outside the banks. HomeSec is a private lender that funds from its own capital, has been lending continuously since 2004, and is one of the longest-serving private business lenders in Australia. Here is what to check before you place a client with any private lender.

Three kinds of private credit a broker will meet
The terms get used loosely. In practice there are three kinds of lender behind them, and they behave very differently on a deal with a deadline.
Institutional non-bank lenders
Lenders with formal credit policies, usually funded through warehouse facilities or investors. Often the next stop after a bank, and often assessed much like one.
Funds and syndicates
Private credit funds lending investors' money, usually for larger or more structured deals. Pace depends on the fund's own approval process.
Direct private lenders
Lenders that use their own capital and their own judgement, like HomeSec. A person decides, and there is no outside investor or fund to answer to.
Six questions to ask any private credit lender
Brokers carry the reputational risk of every lender they use. These are the questions worth asking, with our answers.
| Ask the lender | HomeSec |
|---|---|
| Who funds the loan? | HomeSec funds from its own capital. No bank, fund or outside investor signs off on the deal. |
| Who decides? | A person. A Lending Manager reads every scenario and the credit team signs off every loan. We do not use artificial intelligence to assess, approve, decline or price a loan. |
| Are all the fees on the table? | Rate: set per scenario, priced against the loan amount and the security. A small commitment fee, payable only once your loan is conditionally approved. Valuation: none — we don't use valuers. Monthly or line fees: none — no monthly, line or account-keeping fees. Extension: none — no rollover fees, legal fees or rewriting the loan to extend. Early exit: none — repay early and save the interest. |
| How long have they been lending? | Lending continuously since 2004. We are one of the longest-serving private business lenders in Australia. |
| How do they treat the client after settlement? | The term is open and early repayment is the client's right, so a client is never penalised for the product working as designed. Read what clients say. |
| Can you check who they are? | Yes. The entity overview, the regulatory position and the named credit team are all published. |
Three places private credit earns its spot on your panel
Used well, a private lender is the lender you reach for when the usual route cannot meet the deal.
After the bank says no
A client declined for a reason that is about paperwork or timing, not about the property or the exit.
When the deadline beats the process
A settlement, a tax notice or an opportunity that a bank's timetable cannot meet.
When the structure matters
An open term, interest capitalised for up to 6 months and no penalty to repay early, so the loan follows the business.
