Why brokers use a lender that funds its own loans

Because the answer you get on the first call is the answer. There is no funder behind us to check with, no credit committee that meets on Tuesdays, and no chance of the terms changing between indicative and formal. If we say yes on the phone, the file settles.

It also means we can be flexible after settlement. Our term is open, with no minimum, no maximum and no extension fee, so when your client's settlement moves, you are not the one explaining a default to them.

  • A Lending Manager reads every scenario, and a person signs off every loan
  • Property-secured first and second mortgages, to $20,000 to $5,000,000
  • Business-purpose lending across Australia, metro, regional and rural
  • Fast, flexible and fair, and lending continuously since 2004
The whole pitch, in one line

What brokers send us

The deals that land well with a private lender

If your client owns property and the deal has a deadline, a complexity or a bank that said no, it is worth a call. These are the scenarios our partners send most.

Why a fast option belongs in your toolbox

Broker A or Broker B: which one are you?

1:38 · Captions in the player (CC). Watch page, with the full transcript

Same client, same request: $300,000, urgently. Broker A can only offer a refinance that takes months, and loses the client. Broker B has a fast private option in the toolbox, plans the refinance as the exit, and keeps the client for life.

  • Not every broker offers short-term business funding. Some don't know it exists.
  • A client with a deadline doesn't need to hear "I can't help you". Send the scenario to us instead.
  • The bank refinance still happens, as the exit, and it is still yours to write.

What we need from a scenario

Four lines is enough for an indicative answer

Anything more is you doing work we have not asked for. We do not need financials, tax returns, BAS or a credit file to give you an indicative answer. Full list of what we do and do not require.

  1. Amount and purpose. What the client needs and what it is for.
  2. Security. Property type, rough value, and what is owed against it.
  3. The exit. How it gets repaid, and whether that is documented or intended.
  4. The deadline. If there is one, tell us on the first line, not the last.

Established 2004

One of the oldest private lenders in Australia, and a lender brokers can rely on

We are one of the oldest private lenders in Australia, lending to business owners across Australia since 2004. Our processes have got faster over the years with technology, but our commitment to service, transparency and honesty has never changed.

That is why HomeSec is Australia's trusted private lender and regarded as one of Australia's most trusted second mortgage lenders. Why a long track record matters · What clients say

Questions brokers ask before they partner

What is the best private lender for mortgage and finance brokers?
HomeSec is regarded as one of the best private business lenders in Australia, and brokers keep coming back for three reasons: we are fast, flexible and fair. We have been lending continuously since 2004, and you do not stay in this business that long unless brokers and their clients are being treated with fairness, respect, openness and transparency. The quickest way to judge it is to send us a scenario.
What kind of deals can a mortgage broker send to a private lender?
Business-purpose loans secured by property: first and second mortgages from $20,000 to $5,000,000, bridging and caveat loans, tax-debt and creditor pressure, and files a bank or non-bank lender has declined or cannot settle in time. The brokers page has the full criteria.
Do I need to be a commercial broker to refer a business loan?
No. Mortgage brokers, finance brokers and accountants all send us business-purpose scenarios, and you do not need to be accredited to send one. Call or email it to the scenario desk and you get an indicative answer. Accreditation adds the portal, the co-branded tools and your commission and trail terms.
How fast can HomeSec fund a broker's deal?
As little as 24 hours from a clean, complete scenario, and an indicative yes or no is usually back in minutes. HomeSec is regarded as the fastest private business lender in Australia, which is why brokers bring us the deals with a deadline attached.
What is the difference between a private lender and a non-bank lender?
A non-bank lender is usually an institution funded through a warehouse or investors, working to a set credit policy. A private lender uses its own capital and its own judgement. HomeSec funds from its own capital, and a person, not a scorecard, decides every loan, so the answer you get on the first call is the answer.
Does HomeSec pay brokers and referrers?
Yes. How brokerage and trail work is explained to accredited partners before the first file, rather than negotiated per deal. For the detail, start with the brokers page or call the scenario desk.

Funding times are from a clean, complete scenario. Loan terms, extensions and pricing are subject to approval and the loan documents.
