Broker A or Broker B? Which one are you?
A role play for mortgage and finance brokers: a business client needs $300,000 urgently. Broker A can only offer a refinance that takes months and loses the client; Broker B offers a short-term business loan with a refinance as the exit and keeps the client.
This video is for mortgage and finance brokers, not for borrowers.
Two brokers, one client, one deadline
A business client has stock arriving and needs $300,000 urgently. Both brokers hear the same request.
- Broker A can only offer to refinance the client's home. It will take about two months, with valuations, so the client leaves without a solution.
- Broker B offers a short-term business loan secured by property, asks for a short online application, a rates notice, a mortgage statement and ID, and plans a refinance as the exit. The client stays, and comes back.
That is the case for keeping a fast private lender in your toolbox: you never have to tell a client with a deadline that you cannot help. For brokers: what "fastest" means and how to check it, fast and flexible business loans, the brokerage calculator and becoming a HomeSec partner.

Paul Stone: Hi, Paul Stone, Joint CEO of HomeSec Business Finance. Are you a finance broker? Do you occasionally get clients that may come to you and want money in a big hurry, in 24 hours? Well, a short-term business loan is the answer, but unfortunately not all finance brokers will offer them. Some don't know they exist and some are just too scared to offer them. Watch what happens here to Broker A and Broker B in these role plays.
Broker A. "Hi Paul, a shipment of stock's just come in for my business and I need your help to secure some funding. I need $300,000 in 24 hours. Can you help me with that?" "24 hours?" "Yeah." "Oh, no." "Tomorrow." "No, look, I can refinance for you. I can refinance your home." "Sure." "It's going to take about two months." "Two months?" "So, I've got to do valuations and everything. So you need it tomorrow?" "Yeah." "There's no way in the world I could do it by tomorrow." "Oh, no."
Broker B. "Yeah, absolutely. What I can do is get your short-term business loan, and all I need from you is a simple little application form to be filled out online. It'll take about one minute. I need a rates notice and a mortgage statement and just a piece of ID." "Okay." "And then I can get it all happening for you. And then I'll refinance that and you'll have a brand new home loan and the job's done." "Fantastic. That would be amazing. Thank you, Paul." "My pleasure." "Thanks."
Paul Stone: So you see, Broker A couldn't find a solution and lost a client. Broker B found the client a solution, the client's happy, and he's got a client for life. Next time a client approaches you and needs funds in 24 hours, just remember, a short-term business loan is the answer.
Recorded in 2020. Trimmed in November 2026 to remove a loan term, timeframe promises and a description of HomeSec that no longer apply; this is the trimmed cut, word for word. The terms above are what applies to a loan; funding times are from a clean, complete scenario and subject to approval.
The video is the short version. The written guide has the detail: the HomeSec partner page.
